As the building inspections per the new requirements are taking place statewide in Florida, there is still some fluidity in when they are required to take place. When Senate Bill 4D Building Safety, was passed it required condominiums located within 3 miles of a coastline to be inspected at 25 years, with all others to be inspected at 30 years, and every 10 years after that. But SB 4D was modified, and now and gives some control to local government. Building Milestone Inspections are mandatory inspections that buildings in Florida must have done when the building reaches 30 yrs of age, or 25yrs if within 3 miles of a coastline. This is a new thing for most of Florida and most buildings have till the end of the year to comply. But in sections of Miami Dade, this deadline to comply is at the end of April! Here is something that I think we will start seeing a lot of; Palm Beach has published a new webpage with details of the new state requirement that aging condominium buildings be inspected by licensed engineers. While this requirement has been commonplace in Miami Dade and Broward counties for decades, it is a brand-new thing for the rest of Florida. Cheers to Palm Beach for setting this up and let's hope every city in the great state of Florida Follows suit. New findings on the Surfside building collapse are bringing to light that there were deviations from the design requirements in the slab reinforcing bars centered over the vertical columns. While this in in no way conclusive as to the exact cause of this tragedy, it does give an indication as to what it may have been. Researchers are still also looking into other potential culprits, such as sink holes or vibrations caused by nearby construction. At the end of the day, it may turn out that it was a combination of factors that just happened to coincide to produce the unthinkable.
